Assembly of Regulation 38 Information
This information is a requirement under Building Regulations and also the Regulatory Reform (Fire Safety) Order 2005. At the end of the project when the pressure is on to get formal sign off we can assist you in collating this information for submission to Building Control or to the relevant person
Building Surveys, Stock condition surveys and Defect Analysis
A detailed report for a new purchase or existing portfolio. 80% of buyers identify defects through a full survey and this helps avoid unnecessary delays and costs by fully appraising the investor prior to purchase, knowing defects in stock allows a cyclical schedule of works to be developed in the most economical way.

CDM 2015 and Health and Safety Advice
The focus on Health and Safety in the last few decades has helped the construction industry reduce risks and save lives. The role of Principal Designer is to ensure that the health and safety on projects is managed, monitored and recorded properly and this is a legal duty for the client (unless they appoint a principal designer) who maybe unaware or unwilling to take on this role.

Building Regulation compliance surveys and schedules of work
Owners of existing buildings may want to bring a property up to current building regulation standards. This is a specialist area and one many standard building surveyors are not equipped to advise on, we however, can offer this exact expertise in a detailed report along with a schedule of works if required.
Clerk of Works/Site Supervision
All projects benefit from independent and frequent inspection and this role directly feeds back to the client and not only considers compliance with the appropriate standards and best practise but also undesirable deviations from the specification which are not prevented under the planning or building regulations process and control.
Essential for compliance with the Regulatory Reform (Fire Safety) Order 2005 and not just for new buildings, this should be up to date and reflect any modifications either physical or how the building is managed or operated.
Fire Risk Assessment
Once a building is occupied, under the Regulatory Reform (Fire Safety) Order 2005 you are required to have a fire risk assessment in place. If there are more than 5 staff this must be written down. We can help you comply with the legal obligations but also help identify improvements and potential issues that need to be resolved ensuring that your legal liabilities are reduced to an acceptable level.
A survey specifically for commercial premises and highlights the work required to return the property back to the condition before the tenancy started.
Workplaces develop over time, they change use slightly and they can become more intensely occupied - are you sure you are still complying with the legislation? We can undertake an occupancy study which will identify non-compliances, best practise and remedial action with clear colour coded plans for compliance in particular regard to fire, ventilation, access for all and wellbeing facilities.
Equalities Act Compliance
Advice on compliance with Approved Document M and the Equalities Act 2010 including a full survey, report and specification for the works if required.
We can act for the building owner, the adjoining owner or be appointed as a third party surveyor to act for both parties impartially. The legislation provides a legal framework to guard against potential damage as a result of building work and a challenge to exaggerated claims if damage does occur.
